 Your home is the only one on the market ? Todays buyers might love the backyard or the open floor plan and the great location that it will temporarily cause them to forget the competition. The smell of fresh baked bread or fresh flower may cause the buyer to pay last years prices in today's market ?

 It is imperative for sellers to price their property at or below market in order to sell promptly and avoid being left in the long line of expired listings.  Yes, this is and election year, but it will be a long wait for the inventory levels to decrease to a balanced market.

If you are traveling down the wrong road, when you figure it out, turn around.  Overpricing is the same way.

When you are receiving little activity, It's overpriced.  

When you are receiving good activity, but no offers, It's overpriced.

As agents we are messengers of good news and bad news .  Be courageous agent and tell your sellers the truth.

We are all chasing a declining real estate market. The good news is buyers are buying and makeing offers lets all work together so everyone can move on .
