Can I List my Home with 2 agents to get twice the exposure?

Why doesn't every Home Seller just list their home with many different agents to get their home sold quicker? This was a series of questions from a Manchester NH area Home Owner. They were under a false assumption that if they list their home was listed with many agents at the same time, that they will be getting an extra level of exposure over listing with just 1 agent. 

 

My first question was where they heard this from. "On the web" was the answer of course. Well just because it is on the Internet does not mean it is true.  The Home Seller than told me a series of stories of neighbors and friends whose homes were for sale and did not sale. That they really wanted an edge. After he told me who they were listed with i was seeing a common thread.

 

The most important thing I told the home owner is that not all listing agents are created equal. That in an "open listing" he could hire ten agents, but with each only giving 10% of their effort if lucky, it still did not add to the 100% that a GOOD Listing Agent will put in with a marketing and advertising plan. 

 

 

He was starting to see the hard truth. We spoke for over an hour. He was obviously searching on his computer as we spoke as he quoted me one of my infamous sayings i use on any blog. It made me smile to be able help this home owner. He wants to wait until January to list but asked me if i wanted to come by now to get started. 

 

In the end he saw the light, The advantage will go to the buyer or seller who hired the GREAT agent. There are many strategies in Real Estate and you need the one that works for you. YOU deserve the BEST service when buying a home. Real Estate is not time for trial and error or short cuts. Scott - The only time I have seen multiple agents listing a property is when they co-list a luxury property in order to utilize the resources from both agents.

A typical residential sale needs only one agent, but the seller needs to make sure they find the right agent for their needs.

Scott, you make a great point. People are getting their information from the Internet and believe everything they read is true. Well, we could make a list of things not true. Your example is a new one for me but makes the point. We have to be able to educate the consumer so they can make an informed decision. Your post helps us all to be better prepared.

It's interesting to read the comments, Scott. I have seen an "open" listing, where two competing Realtors placed their respective signs in the yard and hoped that whoever wrote an offer presented it through THEM.  It's hard to give 100% effort to a seller who isn't willing to give his loyalty in return.
