Arizona Home Sales Needs Both Signatures On Mesa AZ Quick Fast Deal - Addendums with just one party signing is not enforceable.

Although it wasn't a title issue that caused the seller to cancel, the buyers sent an addendum over to the seller clarifying what was agreed to within the purchase contract.  The seller, realizing that a mistake was made on their part did not agree to sign the addendum and then tried to argue that there was no "Meeting of the Minds" and sent over a cancellation on an addendum.  Fortunately, their "meeting of the minds" argument was handled in all the bullet points of the contract.  Unfortunately, since their addendum only had one signature on it, there actually was no "meeting of the minds" on that part and the document was disregarded.  Thankfully, someone already asked that question on another deal and here was the response:
