Sometimes the parties can exhibit personalities and / or negotiating styles that are tough almost to the point of striking some people as mean.

But remember this. Beneath the toughest, brashest exterior is a human heart and feelings.

Look out ~ look out ~ look out!!!

Hearts and feelings can easily be crushed. They are more delicate than a rose.

# 1 Don’t be the one who starts the tough “my way or the highway routine.” The buyer who is put off by that was probably the best buyer you could have gotten. That seller you insulted with a too low offer, might have been very willing to deal very fairly with you.

# 2 Don’t let the agents start with the ego or I’m bigger, badder, tougher, than you are stuff. Sure we strive to be effective negotiators but rarely does ego and bravado accomplish anything positive.

# 3 At the first sign of a less than cordial negotiation, back up, apologize (yes, I really mean it) and try to find some common ground.

#4 You will be amazed at how positively people can respond when you make the first move that is caring and respectful. On the other hand, people who feel that their feelings are being trampled can unleash a negative fury that will kill a deal.

I have had 2 very rough transactions in my career where it was terribly difficult to deal with the buyers and sellers.  Thank goodness only 2.  Luckily I usually have really great clients and I try to warn them ahead of time about such things as low ball offers, so it doesn't come as a surprise.

#2   Every once in a while I encounter a "prima donna" real estate agent... some top producer or company leader who is so full of themselves, that negotiating becomes very, very difficult.
