The strongest market in Birmingham this year was for leases, This is not surprising  ( this is also true in Royal Oak)   Second strongest markets and almost a tie, there were 72 Sales from 200-250 and 71 sales over 1,000,000.  The lowest markets were from 400-450 and 800-1,000,000.  Over all it was a great year for Birmingham, The city sales were slightly higher at most price points and  if sales were lower only by a few sales.  Birmingham was extremely stable.

This chart indicates the difference between what was the original List price and the percentage off from the list to actual sold price in Birmingham.  And once again over all  a Good Job done!  The highest percentage off asking was in the highest market, that was  about 6 %.  Getting 94% of asking for a million dollar home is consistent with before "the crash" prices.

IF there was an "Average" sold  home...  The average home sold in Birmingham would be  2,366 sq ft, sold at $598,000 and at 94.15% of asking and would have been  on the market for 87 days prior to taking an offer.  The average price per sq  ft was $239.
