Map to Dirt Road Real Estate Homes and Land for Sale

Willow Creek Ranch is a unique area in Northern Arizona.  The community is still a large working cattle ranch; part of the 24,000 acre ranch was split up into about 320 parcels of 36 acres apiece which cannot be split

You will find many Willow Creek properties in the links above.

Willow Creek - The Basics

Willow Creek Ranch lies halfway between Kingman and Seligman Arizona north and south of I-40 and is at about 5000 feet elevation.  You climb up from Kingman to Willow Creek and then descend back down into Seligman.  The elevation creates a mild year-round climate, cooler than Kingman and the deserts to the west and south and warmer than snowy Flagstaff at nearly 7000 feet.  Its climate is one of the secrets that makes Willow Creek Ranch an ideal year-round rural paradise!

Why People Live in Willow Creek

The parcel size alone provides lots of privacy. Willow Creek Ranch is treed in a mixture of juniper and pinon pine adding to the feeling of seclusion. The land is hilly and rough with springs, crWillow Creek Viewseekbeds, canyons and great hilltop vistas; perfect for exploring on foot, ATV or by horseback. Most homeowners have their own wells and live off-grid. Many raise their own food on fertile soil and are truly self-sustaining.

Pricing at Willow Creek

As 2016 begins, there are 5 site-built homes and 1 factory built home for sale. Priced from $180,000 to $825,000 for a gorgeous home on 620 acres.

Vacant land prices for 36 (or more) acre parcels start at $27,000 and go up to $94,000 for the highest lot on the ranch with a barn already on it. Because banks rarely lend on land, many owners will carry a note on the vacant land with a good down payment.

What's the Neighborhood Like?

Homes at Willow Creek Ranch are varied

Straw-bale homes, factory-built and modulars, to unique site-built custom properties.  Property owners vary too.  Some people live very independent off-grid lives on the land and others come to vacation or to hunt.

Solar systems are now very affordable for these homes where there is no grid-tied power available.  Water is generally available on the Ranch from 350 to 550 feet deep, affordable drilling depth.  Many owners use their property seasonally, for summer family vacation retreats, for hunting camps or for just kicking around on ATV's.

What's Going on Nearby?

Willow Creek is a great kick off spot for daytrips to Arizona attractions. From the Ranch you can head to the Grand Canyon for hiking, rafting or just looking, Lake Powell, Seligman (for Route 66 kitch, old cars and ice cream), Sedona's Red Rocks, Oatman (the old mining town where they hold shootouts in the main street and burros roam free, the Grand Canyon Caverns (where you can sleep in the cavern itself), Prescott, Flagstaff and Walnut Canyon National Monument and many other destinations.
