Cedar Hills Ranch Basics

Cedar Hills Ranch is located about 20 miles to the northeast and uphill from Kingman as the land rises into the Peacock Mountains. There are wells in the area; drilling is likely to produce water here.

The rolling hills have light, varied high-desert vegetation.  The climate is mild year-round at an elevation between 3200 to 4000 feet. There is no POA fee.  Roads are maintained by the developer. Horses and cattle are welcome here.  Most property in Cedar Hills has access to phone and grid-tied electricity.  Wildlife is plentiful including deer, antelope, javalina, mountain lions and the occasional elk.

Pricing in Cedar Hills

As 2016 begins, there are 8 homes for sale, 3 site-built and 5 factory built ranging in price from $115,000 to $449,000 with on 5 to 160 acres  Vacant land parcels are for sale as well, from an amazing $15,000 for 41.5 acres to a 37 acre parcel at $90,000,  Prices are slowly rising after the real estate crisis. The bargain prices are attracting buyers for both land and homes. This is the time to buy in this rural area.

Cedar Hills History

Abundant water in this dry region of the Southwest attracted ranching, road building, and the railroad.  Cedar Hills was a cattle ranch, but a huge part was divided.  Ranching continues today north and south of the strip across Northern Arizona along I-40.

Hi Elise,

Wish you luck with that area.  Those are very nice pictures to showcase the area.

Where water is a problem in many areas, we do have pockets of underground reservoirs here in northern Arizona. It is a great selling point.
