Windmill Ranch Basics

Windmill is still a working cattle ranch.  The community is located approximately 30 miles southeast of Kingman, off of Interstate 93. In the 1800's this area was known as a picnic spot for people travelling between Kingman and Phoenix.  At 3000 to 3500 feet elevation, the hills slope upward to the east with grasses, palo christi trees and high-desert cactus and shrubs.

Windmill Ranch Hualapai on the west side of Highway 93 and Windmill Ranch on the east boast many 40-acre properties. The land slopes up both directions so that parcels farther from the Highway are higher with more vegetation changing from high desert shrubs to trees.

Windmill is a rare ranch community which allows commercial development in the parcels fronting Hwy 93. Owners often have horses. Water has been found by most property owners who have drilled for it. Most properties here are off-grid. Views here are long and open with mountains to the east and south.  Wildlife abounds with deer, mountain lion, javalina, antelope and elk in the higher lots.

Windmill Ranch History

Abundant water in this dry region of the Southwest attracted ranching, road building, and the railroad.

Windmill Ranch Prices

As 2016 begins, only one home is for sale at Windmill Ranch Hualapai, a large strawbale home. Quite a few parcels of vacant land are available from 35.67 acres at $19,000 to 166 acres at $65,000. Because banks don't often lend on land, many owners will carry with a good down payment.

Why do People Live in Windmill Ranch?

The Windmill Ranch community south and east of Kingman Arizona is one of the area's ranch communities carved out of the huge Windmill Cattle Ranch.  People choose Windmill Ranch's large plots of land because of

  • Privacy
  • Versatility: these properties can be used for hunting camps, vacation retreats or for homesteading, working from home or as survival land;
  • Quiet
  • Sustainable Lifestyle; many residents are energy and water independent
  • Mild Climate: cooler than the Phoenix valley and warmer than the higher Flagstaff area to the east;
  • Views: long, open, seeming to go on forever
  • Affordability

What's Going on Nearby?

The City of Kingman is near the pine-forested Hualapai, the rugged Cerbat, the Peacock and Music Mountain ranges, and offers the best of Arizona's high desert culture and lifestyle.  Kingman is an easy commute to the casinos of Las Vegas and Laughlin, professional sports in Phoenix, the natural wonder of the Grand Canyon; and a half day’s drive to the beaches of California.

Wow!  The area looks so picturesque!  Best of luck to you!  I almost choked when I read the prices.  35 acres for $19k!  I have 1,000sf homes that RENT for more than that, over the course of a year!  WOW!

I may hit you up some day for a vacation house out there.
