Understand the difference between value and price.

Never pay more than the value of the house.

It may be wise to pay the list price or higher IF you are getting good value.

Many houses are worth more than the asking price. They may have updated mechanicals, flooring and roof. The location or view may be outstanding.

On the other hand, there are many houses that don’t offer value even close to the price being asked.

Work with your broker from the start to differentiate houses by value, not just price.

My proprietary chart will help you quickly classify houses according to their value and help you see which houses offer the most value.
