Don't buy the wrong house.

I drive by houses every day and I see houses in the MLS that people shouldn’t buy, but they do.

These houses are on busy roads or back up to busy roads.

They have unpopular floor plans.

A common problem is a small breakfast area and no other place to eat.

Houses that face north, northeast or northwest. The sun is VERY slow to melt the snow on these houses. Their drive ways and yards tend to stay snow and ice filled all winter.

Basements that are too large or of limited use.

There are many more reasons why people buy the wrong house. When my wife and I were very young and buying our first house our agent did us a huge dis-service and we ended up with a house we regretted. To this day, I have a chip on my shoulder that my clients will never have that happen. Does it mean extra work for me, absolutely? Is it worth it, absolutely?

The best prevention against buying the wrong house is working with the right broker, one who cares, really cares, about you being in the right house.

You make some good points, David .  In my area, there are a lot of homes on hillsides, with steep driveways.  No big deal in the summer but, in the winter it's a nightmare... especially if they don't face south!   Buyers need to be educated about the pros and cons, then decide.   Thanks for the post, David.
