Don't let the sellers' problems become your problems.

On the one hand this problem can be very insidious.

On the other hand this problem is often right out in the open but being ignored.

Buyers always want to know why the seller is moving.

Often the seller and their agent won’t comment or will give some lame reason like “we found another house.” What does that mean?

For the most part people have valid reasons for moving. A job change, larger family, etc.

But there are some buyers who have reasons to want out of their house.

Maybe all the mechanicals are due for replacement.

Maybe the roof has seen better days.

Maybe there is a floor plan issue such as the bedrooms are on an upper floor and the laundry is in the basement.

Maybe there is a lot of crime in the area.

No broker or inspector can ferret out every possible reason why a particular house has an issue.

But in many cases we can help you become aware of why that particular house may not be your best choice.

Work with a broker who is competent and who cares about you.

At the end of the day, it's not a buyer's business why seller is moving, If there's a material fact affecting the home, seller must disclose. Otherwise, they have no need to compromise their negotiating strategy by disclosing reasons for the move. It's still caveat emptor for the buyers. But your point that you can help buyers suss out a situation about a home/neighborhood is valid and a major reason why buyers shouldn't go it alone.
