Aloha with news from Princeville Kauai.

Due to time zone confusion this update is somewhat late. Next time it will be very early. This month the number to exceed is 80 and as of today, Sunday, there have been 27 sales. While there were no new escrows in condos, homes made up for it with three properties going into escrow, although it was offset by the four new residential listings. Take a look below:

New Listings:

Sandpiper 107, which has been active for 259 days but shows as new since the list agent transferred to a new brokerage. The price remained the same at $360K. The last sale was in 9/04 for $365K.

Cliffs 6301 is newly listed for $595K and last sold for $330K in 5/01. It was listed before from 4/10 to 7/10 for $990K.

Paniolo 114 came on the market showing as sold for the list price of $350K cash. The seller bought this unit for $210K in 3/02.

Back on the Market:

Puamana 8A was temporarily withdrawn on 9/29 and came back on the market with a $1000 price reduction to $398K. The last sale was for $322K in 1/04. Mauna Kai F8 went into escrow on 10/3 but is unfortunately back on the market, with a price increase from $398K to $410K. The last sale was for $362K in 1/05.

Sales:

As noted above, Paniolo 114 sold for $350K cash. Alii Kai 3203 sold for $610K while listed for $649K. This unit was purchased for $179K in 797.

The seller bought Nihilani 21A for $450K in 6/12, and sold it for $630K cash while it was listed for $659K. Villas of Kamalii 2 sold for $670K cash while listed for $699,900. The last sale was for $655K in 3/13.

Hanalei Bay Resort B13 was priced at $849K and closed at $765K. The seller bought this unit for $359K in 11/00. Also selling was Puu Poa 206, which had a list price of $1.395M and closed at $1.310M. The seller bought this unit for $940K in 7/10.

Under Contract:

Sealodge B6 moved to under contract while listed for $349K and should be closing soon. The last purchase price was for $69,500 in 9/86. Alii Kai 6101 also moved to under contract. It sold previously for $108,500 in 5/86 and went into escrow listed for $649,900.

Expired:

Cliffs 3301 was purchased as a leasehold unit in 2/81 for $176K, converting to fee simple in 2/97 for $38K. It expired after 183 market days priced at $499K.

Withdrawn:

Kaiulani 3 was withdrawn after 282 market days priced at $1.399M. This is one of the developer’s few remaining units.

Pali Ke Kua 212 was withdrawn after 218 market days priced at $1.285M. The last sale was for $500K in 7/00.

Price Changes:

As noted above, Puamana 8A reduced $1000 to $398K and Mauna Kai F8 increased to $410K. Villas of Kamalii 59 is now $639K, down $20K from the previous price. The seller bought this unit for $586K in 4/04.

New Listings:

Priced at $1.070M, 4046 Aloalii is on the market since selling for $900K in 6/07. It quickly returned to the market in 11/07 to 2/08 starting at $1.295M and reduction to $1.195M, then was listed again from 1/09 to 3/10, priced at $1.175M, reducing to $995K, and finally from 6/10 to 4/13, starting at $989K and getting as low as $899K and as high as $1.195M during the life of the listing.

3953 Aloalii is now listed for $2,499,999 since selling for $1.8M in 4/07.

4161 Kamalani Lane is priced at $869K. The last sale was for $260K in 3/99. It was listed from 11/13 to 8/15, starting at $985K and reducing to $895K.

4076 Kekualike sold for $1.525M in 12/06 and is now listed for $1.595M. There was a previous listing from 4/08 to 9/08 for $1.995M.

Back on the Market:

3684 Albert went contingent on 11/15 but unfortunately is now back on the market still priced at $875K. The seller bought this home for $549K in 1/12.

4050 Kaahumanu went contingent on 11/30 while listed for $1.195M but is also back on the market. The prior sale was for land in 1/04 for $298K. The house was built later in 04.

4231Kekuanaoa was in escrow as of 10/30 but came back on the market priced at $2.195M. The last sale was for $1.617M in 12/14. It then expired on 12/11 so you’ll see it under that section of the update.

Contingent:

4260 Waileia Place, which is listed for $679K, went into escrow. The last purchase was for $665K in 3/07.

4871 Aki Place found a buyer while listed for $825K. The last sale was for $860K in 10/05.

5108 Kuhina Place found a buyer after only 29 market days priced at $1.278M. The home sold for $735K in 11/00.

Expired:

4035 Aloalii was on the market for 680 days when it expired priced at $1.836M. It sold for $1.8M in 7/10.

4179 Kamalani Lane was on the market for 362 days and expired while priced at $1.250M. The prior sale was for $348,500 in 6/90.

As noted previously, 4231 Kekuanaoa is now expired.

Price Changes:

3985 Aloalii, which was purchased for $975K in 5/07, made a substantial $100K reduction to $1.195M.

Now priced at $1.195M, down from $1.295M, 5362 Honoiki sold for $400K in 12/97.

It’s not too late to put some “real estate paradise” into your own or someone else’s stocking. Santa is always happy to oblige. Interest rates are still good and financing is readily available to qualified clients.

Please do get pre-qualified by a local lender before starting to shop so you know what is needed in terms of down payment. It changes depending on the type of property and if you are purchasing as a principal residence, second home or vacation rental.

Some buyers prefer to use a mainland lender but local lenders are familiar with the various properties, Hawaii real estate terminology and how escrow / closing works, which typically makes for a smoother transaction. If you need a referral, I can suggest several good lenders.

On another topic, here in Maun, Botswana, cattle, goats, donkeys and occasionally, even horses, wander the roads, fields and neighborhoods foraging for food much like the chickens do in Kauai. Unlike the Kauai chickens, I am told that these animals are all owned and that people simply prefer to let them roam for food instead of feeding them. Most all the houses are fenced and gated, otherwise these animals would be all over the yard eating everything in sight. I have to say, they aren’t as noisy as the roosters but they certainly require a great deal of caution and respect as they plod along the highway.
