Six New Year’s Resolutions For Sellers
Many sellers will put off placing their home on the market until after the
holidays. This can certainly make life easier, especially if you have young children at home or are having a house full of company.
However, with the arrival of the New Year, it is time to put away the decorations and get your home ready for sale.
Below are 6 New Year’s Resolutions for Home Sellers:
1.Resolve to Do What You Need to Do to Sell your Home.
If you aren’t sure you want to sell, don’t go into this with a “testing the waters” mentality. You’ll only waste your time as well as that of your agent, buyers and their agents as well.
Once you decide it’s time to sell, give it your all. Don’t wait a month to see if you really need to paint, or wait to see if your price truly is too high.
2.Resolve to Hire The Best Professionals to Help You With Your Sale.
Do you really want to leave the handling of your largest investment up to your neighbor’s cousin once removed who just got their license?
Find the best local real estate agent you can. Interview several if you need to.

3.Resolve to Make It Clean Enough for a General’s Inspection
Ask any agent and they will tell you that a major turn off to any Buyer is a home that is dirty. Invest in a cleaning crew to help you.
Clean in, under, over, around, on top of and any other area in your home. Buyers do look! A clean house is a signal to the Buyer that you have taken care of it, and therefore, their assumption is that you have not neglected other areas of the house.
4.Resolve to Get Your House in Order.
Take care of any deferred maintenance you have… for example, the leaky faucet, outdoor light that doesn’t work, a broken window pane.
Give your house a fresh coat of Buyer-friendly paint.
Look at your flooring and replace or refinish it if necessary.
5. Resolve to Bring Your Home Into 2016.
Yes, those homeowners who have kept their homes up-to-date will be ahead of the game here. However, there are things you can do that will appeal to Buyers.
Update your lighting with pendant lights for example. Replace any builder-basic lights with something that says “today.”
Add new hardware in your kitchen and bathrooms.
Head to your local hardware store… that old countertop may be easier to replace than you thought.
6. Resolve to Help Your Buyers See your House
This is important in two areas:
Space: Buyers are there for your space and the possibilities of your property. Help them see it by removing excess furniture and accessories that would distract or impede this.
Yes, pack up, throw away and donate what you don’t need.
