It's a wonderful thing when a seller is serious about preparing their house for sale and is willing to do what it takes to make it shine. I recently did a Home Staging Consult for one very smart homeowner.

 

 

Even though they don't plan to list until spring, she wanted me to create a to-do list for her so they would have more than enough time to make the necessary improvements.

More time invested now means less work after the sale, and less stress overall!

The house is huge and the style and paint colors have not been updated in a very long time.

 

There is far too much furniture and stuff  that would distract potential buyers from seeing the gorgeous architectural features throughout.

It's a beautiful home, but it's potential would be missed if it went on the market without proper preparation.

My client understands this and took extensive notes and was open to all of my suggestions.

She called me this week with a few questions and to update me on her progress.

She met with a painter for pricing and has ordered slipcovers for some of the furniture.

She has started prepacking and boxing up the stuff that needs to go.

She made some of the furniture placement changes I suggested.

She was happy to report that her cleaning lady noticed and approved of the changes so far.

She is a DREAM client....willing, able, and excited about the process!

I look forward to meeting with her again, once her "homework" is done, to complete the transformation. 

 

You can reduce the stress of selling your house by giving yourself plenty of time to properly prepare it for sale.

Paul S. Henderson, Realtor, Broker, Tacoma Washington  Sometimes it's just the term "staging" that gets a negative response because people associate it with expense.  "Staging" is simply preparing. Much of what I suggest be done at a staging consult doesn't cost anything at all. Cleaning, removing excess stuff, reorganizing, repositioning and repurposing.

A Home Staging Consult averages $150 - $200 dollars. It provides information that is priceless and can mean the difference between selling and sitting on the market! It's more expensive NOT to meet with a stager!
