What is your guess? The answer in this story is 3. You see there was a vacant home that just expired with it's second listing agent in 9 months. I was called for interview to list it. I arrived to a dark home. was welcomed by the owner who had moved out of state last spring who came back for the first time since to see why it has not sold. As i walked through this Manchester NH area home, most light bulbs were burnt out or missing. A spider web swayed down from the chandelier. Upstairs the slider was open and it is December. 

 

 

It was apparent why this home had not sold, after 4pm, no one can see because it is too dark. It is dirty and there are 4 feet of leaves against the patio door leading out to the back yard. The seller began to cry. It has been 9 months since he left his home being transferred out of state. How did it get this way and why did no one tell him?

 

A Listing Agents job is to sell the home. When listing a home that is vacant, the listing agent becomes the eyes and ears for the seller. When something needs attention, they need to be relaying that information to the seller so it can be taken care of.  Replacing light bulbs. Raking the yard when the leaves fell. Scott - It never ceases to amaze me how some agents continue to get listings, yet they do nothing to get the home sold. They place a sign in the yard and then ignore the property for the next 6 months.

You are so right when you say not all agents are created equal, and it should have never taken 3 agent to change a light bulb in a listing.

Scott, When we work with out of state clients like that and the home is vacant, it is our duty to ensure the home is in showing condition ... not just list it on the MLS and leave it.

Bill Roberts I asked him that and his reply is that is why he hired the big listing agent who said they had big resources.  He was transferred across country and couldnt just drive over to check. He is on the right track now

Scott  - I received a call to stage a home from a very upset homeowner.  She'd been out of town and had the home rented for a year.  She had asked her agent to contact her if anything needed to be fixed or cared for.  She would pay for it and even make arrangements to have it done. Nothing was called to her attention but she had to put in repairs in the low to mid 5 figures to get it in order.

Oh my gosh. I flash back to that vacant horse property I had listed several years ago. The seller was out of state. I went by for weekly checks. Then one day I see a horse in the pen and chickens in the yard. I call the seller. She didn't authorize anyone to move in. The sheriff's department didn't want to take the time to help me when I asked. I told the seller that. She was friends with the under sheriff, and then we got things done after she made a call to him. Drugs were found and someone had started to move into the house. 

I was told by the sheriff's department NOT to go to the property on my own, and I told them....IT"S TOO LATE. You wouldn't help me, and I asked for it and I just took care of busines. Of course I wasn't thinking. Thank goodness I turned out OK, and even got hot tub out of the situation. 

Several people were arrested in this case. 

Vacant houses have to be taken care of and checked on.

It's a shame neither of the prior listing agents had given the seller a heads up, or simply secured the resources to address the issues.

I'd be curious....will the price go up now that it's being presented well?
