I often wonder if Realtors -- especially those who specialize in listings like I do -- understand that, in the main, the combination of listing and selling a home is very similar to an auction.
Each home is one of a kind, if you consider that there are many things that make it different from others that are similar.
The house you have just listed may be similar in floor plan and style, even built from the same architectural plans and by the same builder.
But to start off with, it is in a location that is not nor will it ever be shared by another home. If the one I am listing is on Lot 2, Block 37, the only way a person can own a home on Lot 2, Block 27 is to buy my listing.
So what is the most component of a listing? It's the marketing, the marketing to other agents as well as to as many qualified buyers who will like that home on Lot 2, Block 27 enough to want to buy it.
That's why I don't understand the value of For Sale By Owner.
First, the owner hopes to sell it himself and, therefore, save what he feels would be the commission if he listed it with a Realtor. But, of course, the error in that logic is that by doing that, he will be dramatically reducing the exposure of his home to the "auction."
By reductio ad absurdum (reducing to the absurd), say only one person were to look at the home, and none others; good prospects who weren't able to consider the house because they didn't know that it was for sale, because they didn't want to have to negotiate with the owner, or because they didn't feel they were knowledgeable enough to put together the components necessary for it to be a good and viable business decision.
In the main, buyers' agents do their best to shy away from working in an environment of FSBOs because they know they will find themselves doing double work for the same fee if their client should decide to buy the FSBO home.
So, the opportunity for a Seller to net the most from the sale of his home is more often than not, a requirement of the full blown auction exposure and with the expertise of Realtors who know the ropes and exercise them.
