If Interest Rates go up today-Will it affect the Real Estate Market ?

By
Real Estate Broker/Owner with Godzyk Real Estate Services NH License 033394

Will we see a return to gloom and doom today? The FED is expected to raise interest rates today, although the rise will be slight, the psychological affects could be harsh. Depending on who you are listening to, today could see a sell of on the stock market, consumers putting away their wallets and heading inside to winter the storm.

I would expect some initial shock followed by a mad rush of Home Buyers wanting to buy now, before rates go up again. Here in the Manchester NH area we have a very Strong Real Estate market. Values have increased slightly and the amount of sales has been steady and strong. With no income or sales tax AND with a low 3.8% unemployment rate, i continue to see new relocation buyers moving here for jobs. I am happy to work with many of the relocation companies which sure helps us get homes under contract faster when relocation buyers move to NH.

Today's increase could go by largely unnoticed, the mainstream medias sensationalism it brings to news will affect that.

WHAT I CAN 100% PREDICT IS THAT YOU deserve the BEST service when Buying or Selling a home. Real Estate is not a time for trial and error or short cuts. Some times the hard truth it what it takes to sell a home.  LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

You can search for Manchester area Homes For Sale by clicking here. what is for sale by clicking here.

All Agents are not created equal and every buyer or seller should take the time to hire the BEST, not just the biggest Real Estate Agent or Broker. How well your purchase or sale goes will depend on it.

By using a philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process, I can help you find your dream home .

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. If you are ready to sell now, learn what you should ask for it. How much offers may come in at and what the approximate selling price should be. NH Home owners should contact me now.

IN SUMMARY the key to having a successful purchase or sale can increase simply choosing a better agent. The secret is that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

Good morning, Scott Godzyk there are so many different programs available, a slight jump in rates will not have any influence ..... actually, it might make a few jump NOW before they go up again....

Good Wednesday morning Scott Godzyk -

I just saw the 'gurus' on the news talking about this.  Lock in while interest is low and sleep well at night is what they were saying.  We've all gotten use to low rates over the past several years but it won't last forever.

Scott Godzyk Yes, it will affect us in several ways: People will "qualify" for less with a higher rate and the economy will suffer, causing more unemployment.

Yes, we will "feel" it.

Hi Scott - While I'd really like to see a strong response from potential buyers, I don't really think we're going to see much impact one way or another from this move.

You are right about the mental impact of a hike in rates.

I can't believe it, but the BPO orders are coming in like crazy. Don't the banks know what time of year it is? LOL. I did find an answer to my question I emailed you about.

The rate did go up 25 basis points. Consumers have received a fair warning.

So far it seems business as usual and buyers have not been affected.  Now if they keep climbing it will affect attitudes.

No gloom and doom Scott Godzyk but an affect just the same.   Buyers need to make their move before they take another step up.
