Since selling your house is an emotional and very personal process, how you relate to your selling agent
is important. Before decide on a Realtor to sell your home, take the time to interview agents from a couple
of different companies.
Questions to ask:
How long have you been in business? Common sense says that you can benefit from the experience of a
seasoned agent. But don’t discount the advantage of using a newer agent. For example; newer agents may
have more time to concentrate on you. Whether you use a seasoned agent or new agent, a GOOD agent will have excellent
communication skills, focus on your needs, and brainstorm with you on the best plan to sell your home.
What is your marketing strategy for selling my home? Have the agent explain why or why not a direct mail
campaign is appropriate. How will she advertise your home? Would they be willing to show you a sample flyer.
Does she have a good online marketing plan?
Do you provide references? Whether a new agent or seasoned agent, everyone has references. Ask if any of
the references are related to the agent. Get permission to call the references with any additional questions you may have.
If you are able to find several reviews online, you may not need to ask for references.
What separates you from your competition? Look for an agent who say they are:
- Honest
- Assertive
- Good coommunicator
- Available by phone or email
- Able to maintain a good sense of humor under any circumstance
- Excellent negotiator
A good agent will allow you to preview documents you would be required to sign and explain to you the purpose of them.
If you sign a listing agreement with the agent and find you are unhappy with the arrangement; will she let you cancel the agreement?
What is her company’s policy about a canceled agreement?
Finally, ask the agent “what haven’t I asked you that I need to know?” There is usually something else you need to know,
and she should answer you accordingly. Your agent should know how to ask the right questions in order to serve you better.
She should have good listening skills and provide good counsel to help you sell your home!
