I have done nearly three dozen applications that have fallen under TRID; only one was done incorrectly and then was corrected and submitted to a lender again.

 

I have had a dozen closings from that original group of applications and all closed perfectly except for one. That one had to be re-disclosed a second time and then closed which was a three day delay.

 

We should be an example of a typical company but how do these results seem like an epidemic? It is hard for me to believe that others in my business are having an epidemic either, so why all the BS?

 

What kind of experience are you seeing with transactions that involve TRID?

The first one I had was with a big bank and we had to extend the closing 2 times.   My customer finally had to sell stock to pay cash.  So the townhome did not fall out. The seller was getting nervous. 

There will be stories like this but as everybody becomes familiar with the process the exceptions will be less and less.

I am with Wayne Martin on this one as I have (so far) only had one closing that experienced a problem under TRID.  Seems someone just needed a headline to stir things up.

No issues with TRID only with the buyers Lender not getting all his documentation for my Sellers to close by 22nd which isn't going to happen once he does get the document and Friday he still had NOT  received it for his buyer and now seller will have to suffer because of the new TRID rules..... not the fault of TRID but this particular Lender who had six weeks..... it will hopefully close end of month.

Joe, not sure about the application, but 3 closings went perfect, forms done on time.  One this week did not do the intent on time and still have no figures for closing.

Joe all of our TRID loans have closed without re-disclosure, but we have three people looking at the Closing Disclosure before it is sent to the Borrower.  We have had to correct a number of software mistakes which would have resulted in re-disclosure and delays had they not been caught. 

Two things are issue for us right now:

  • Software errors
  • Sellers Attorneys not getting us closing figures quickly.

Once these to situations are corrected, TRID will be a piece of cake.
