This is a market update for the Pasadena Place condominium complex in the vibrant and popular Old Pasadena neighborhood. Located at 159 West Green Street, the complex was built in 2006 and consists of 38 single level condos over ground level retail spaces. I particularly like the bold and distinctive modern architectural statement the five story makes at the northeast corner of Green and Pasadena Avenue.
The units range in size from one bedroom/one bath to three bedrooms/ three baths and approximate square footages from 780 to 1545 in a variety of floor plans. The lobby is large and nicely appointed with elevator service to all floors. There is a second floor fitness center, open central courtyard and rooftop terrace. Parking is subterranean. The units feature careful attention to detail and finishes. There are balconies and washer-dryer connections.
Step outside and be a part of this popular neighborhood of over 100 dining destinations and more than 200 retailers. Numerous cultural and entertainment venues are nearby too as is Paseo Colorado, Pasadena Civic Center, Pasadena Playhouse District and South Lake Avenue. The Rose Parade makes it annual January journey down Colorado Boulevard just a block away. It’s easy to see why the Pasadena Place location boasts an impressive walkscore of 95 which the website calls a walker's paradise where daily errands do not require a car.
Turnover of condos at Pasadena Place has historically been low. There is currently one unit available for sale according to our local multiple listing service(mls). It is a third floor with two bedrooms/two baths and approximately 1120 square feet and is listed at $685,000. listed, it features two bedrooms/two baths and approximately 1120 square feet priced at $675,000. There have been three mls-reported closed transactions so far in 2015. They ranged in sales price from $630,000 to $675,000 with an average price of $651,667(median sales price $650,000). Each featured two bedrooms with approximate square footages ranging from 1010 to 1140 and sold at 100.26% of list price and for $613.02 per square foot.
Full year 2014 saw just one mls-reported closed transaction. A rarely on the market, one bedroom floor plan with approximately 809 square feet sold for $485,000(list price $499,000) in November.
2013 reflected two sales for the year - both two bedrooms. They sold for $499,000 and $525,000.
