Online and Offline Marketing | Market Like You Mean It!!

We often read about real estate training for newly licensed agents, but we rarely discuss the necessity of seasoned agents to be “refreshed.”  I can remember a course given by the Massachusetts Association of Realtors called “Back to Basics.” I can remember participating in that course in the mid 1980’s.

That course touched upon all of the “basic” methods of lead generation.  How, when and where to do them and the reasons why every real estate agent needs to be cognoscente of the basic methods of “making the phone ring.”  We need this course more today than ever before.

The emphasis on marketing is consistently directed toward online marketing, and the importance of that cannot be diminished. It’s the most important of all marketing methods, but to eliminate the “basic” elements of offline marketing would be a grave error.  I’m a strong proponent of utilizing both online and offline marketing and integrating the two methods.  One method must complement the other. 

The strength and the magnitude of marketing that results when both methods are employed have no bounds. The potential clients who are secured through this type of marketing extends beyond what one could possibly attain if only one method were used. 

Rather than target one group of buyers and/or sellers, my preference is to capture everyone’s attention.  The only way to accomplish this task and achieve the best result is to “market like you mean it.”  In my mind, there is no other way to market!!

Barbara, studying and passing the State Real Estate exam gives a person only a minimal amount of knowledge about Real Estate. There is little taught about how to do it right.

I avail myself of extra training each year. And it is showing in my production.

Barbara, I used to work for a real estate franchisor whose mantra was "people buy people before they buy a product or service."  While I don't subscribe to the theories of the real estate franchise any more, I do believe in the validity of that statement made by it's founder, Jim Weichert.  Much of what successful agents do today are the same things we did 20, 30, 40 even 50 years ago.  That is to pound the streets, knock on doors, shake hands and pass out business cards.  Face to face marketing is still one of the best - if not The Best- ways to gain an advantage over your competition.

Barbara.  In real estate, my marriage, family, and friends and spiritual life I am constantly reminded about "Back to Basics" ... back to the beginning - where I first started ... when we lose site of the why I'm in this business (marriage, friendship, etc.) we get caught up and lost in the quagmire of "stuff" that only distracts us from the goal.  I want to thank you for your posts.  I always enjoy reading them and I gain much wisdom and strength from you.

How RIGHT you are - great post!!! Thanks for bringing that to the attention of us "seasoned" agents. We don't want to get stale & we DO need to stay on top of all the things the RE technology has to offer - it is HUGE!

We had a Back to Basics class in Mississippi, too, althought I don't recall the decade. It is important to incorporate online as well as offline marketing.

Hi Barbara, I look at online and print and then evaluate what works.  ROI matters.  Example - eBlast hit 22,000 agents and I had over 2500 clicks on a virtual tour in one day.  To me that seems like good bang for my buck! Years ago, when I first started I took out a weekly ad in a local paper - Half the ad was about me - the other half advertised a property.  I got a luxury listing and to this day once in awhile I still get someone saying I know you from somewhere!!

You have to look at both on-line and off-line marketing - especially when you live in a resort locale.

So true. I've met many "seasoned" agents who thought they didn't need to learn anything new - or refresh what they learned 20 years ago. 

I do think every marketing piece should tie to the others, and especially should bring everyone back to your website, where they can learn even more reasons to choose you. (And where they can be "captured" of course!)
