Floor plans matter – a lot.

In Colorado Springs a benchmark price per square foot is about $100 per square foot. That varies by size of the house, age, condition, etc. but $100 per square foot is a good starting place.

Too often buyers opt for a house that has a lot of “marginal” square footage.

When you walk in the front door there is a large area that is supposed to be a formal living room. You’ll never use it for that but at 15 feet by 25 feet, that is 375 square feet, times $100 per square foot or $37,500 you are paying for square footage that will be of marginal use.

Too often buyers chose a house with hundreds of square feet of basement space they won’t make good use of.

There are no perfect floor plans. But look and measure carefully that the square footage you are paying for will actually be useful for day in and day out living.
