New Cost Savings for Landlords 

 

This year’s legislative session resulted in several new or revised real estate-related laws . One of them for landlords.  

 The Texas Property Code requires a Landlord re-key all security devices after each tenancy. Landlords will be able to deduct the cost of rekeying a security device from a tenant’s deposit when the tenant vacates a rental property in breach of a written lease, as long as the lease includes specific language. The TAR Residential Lease has been revised to include this language.

Nice that they did a little to relieve some of the landlord pain, too bad there is generally not any leftover deposit in most lease breaches.

Florida absolutely needs this law. So many landlords don't want to spend the little money to rekey locks when a tenant vacates when it really is in your own best interests & protects everyone including the landlord. My company made this a policy years ago for liability reasons & I'm so glad we did. I once had a tenant call me asking who else had a key to her rental because she heard noises downstairs every night & thought someone was in the house. (Her husband never heard these sounds but she insisted). It gave me such peace of mind being able to say that they were the only one's we had given keys to and our spare which we keep locked in a secure location. It is worth every bit of the $99 to rekey all your locks before new tenants move in.
