As we move forward, I don't just tell my clients I need them to provide me a document. I tell them how it affects their loan and why I need to have the information added to the file. When my clients understand the purpose and the benefits to them, they usually provide their documents quicker.
Often the amount of time required to complete a mortgage loan submission is a direct result of delays in receiving all of the required documentation.
During the ongoing mortgage approval process, I take the time to regularly communicate with my client and the Realtors on both sides of the transaction so everyone knows the progress of the loan toward closing. Once all is said and done, I personally make sure the closing goes smoothly while being available to assist with any concerns or questions.
The fact that I have 30 years of experience and training in the mortgage industry is a bonus my clients and Realtors get at no extra charge. I have been doing this long enough to have experienced many problem situations that newer originators have never encountered. As a result, I usually know immediately who to call or where to look to get quick answers and move my client's file forward faster. This often eliminates most of the delays.
