So You're Not A Slumlord


Quick repairs on rental property in Sacramento happen for us on a regular basis. Usually it is in the form of repair that the on-site maintenance staff is not qualified to do or they do not have the time to quickly make a repair. So we get a call.

Getting to the job site to see the problem fast is important, it shows to we can get on this right away. We like to get the estimate back to them and put the ball back in their court. If they want this done, all they need to do is say “yes”.

Often times these decisions by the management takes a very long time, and the reasons may very as to why this is. In looking at many of these projects that seem pretty obvious to me, I wonder why it takes so long to call.

Like I said, many things go into making these decisions; however, the reputation of the owners and management may be hurt by not being quick in picking a contractor in Sacramento to make these repairs in a timely fashion.

A responsive owner/landlord is key to keeping good tenants.  Seems simple to make a decision when a required repair is needed.

Many tenants will consider moving if things are not taken care of.... To get people to stay you need to get on top of things.

I agree Tom a reputation can certainly be ruined if not addressed quickly for management company or Landlord who soon becomes that "slumlord".

Seems to me they are just to cheap and do not want to let go of their money to make the repairs.  I know that sounds judgmental ... and it is. I am appalled at how some landlords manage and maintain their slums, I mean rentals.

A small curtain in Redskin colors and you're good to go!  Redskin colors are never slummy.  I'd go with that.

Boy, I hear you, Tom. We received a call from an HOA this week. They have an entire neigborhood with no street lights working. We gave them our numbers and they said they would get right back with us. Crickets.
