Princeville Kauai condo / house update for Dec 13th to Dec 19th

Aloha with news of Princeville Kauai!

May you have a very Mele Kalikimaka – can’t believe next Friday is Christmas already.

Here in Maun there is little physical evidence of Christmas, with only an occasional small fake Christmas tree in one or two of the stores and / or Santa’s face painted on the door or window, wishing everyone a Merry Christmas. However, they do take full advantage of the holiday season to get together with friends and family, as most restaurants and many other stores closed as of Thursday the 18th and are closed until the New Year. There are a few restaurants open Christmas day; most of them are associated with the various tourist lodges so there are places for visitors to go.

As for real estate, there were a few last minute shoppers but not many. Here is your update:

New Listings:

Although it looks like many new listings, there are only two this week. All the others; Kaiulani 73, Alii Kai 8B, Cliffs 3303, Alii Kai 2201 and Pali Ke Kua 102, have been listed anywhere from 80 to 465 days, and show up as new because the agent changed brokerage.

New this week is Kaiulani 45, priced at $1.299M. The last sale was for $1,804,340 from the developer in 3/07. This townhome was listed from 3/07 to 8/07 for $2.1M. Also new is Sandpiper 227, priced at $410K, which sold for $250K in 10/02

Back on the Market:

Kaiulani 40 expired on 12/17 and came back on the market the following day still priced at $1.249M. The seller bought this townhome for $950K in 4/12. Kaiulani 15 was withdrawn on 12/17 and came back on the market on the 19th priced at $1,599,990. The prior sale was for $1,856,930 from the developer in 12/07.

Contingent:

After 25 days, Villas of Kamalii 50, with a price of $729K, is in escrow. The sellers paid $620K in 4/04 for this townhome.

Sales:

Hanalei Bay Villas 4 for was listed for $609K when it sold this week for $585K cash. The prior purchase was for $845K in 7/08. Also selling was Hanalei Bay Villas 15, which sold for $700K cash while priced for $699K. The last sale was for $127,500 in 2/88.

Price Changes:

Puamana 14D reduced $25,5000 to $529K. The previous sale was for $610K in 6/08. Cliffs 9203 went from $695K to $665K. The last sale was in 9/99 for $205K.

New Listings:

There were five new listings this week. 5295 Pokii Lane is now listed for $649K. This home does not show a purchase price. It was listed before from 4/13 to 4/14, starting at $749K and reducing to $649K. 4884 Pepelani Loop has a list price of $895K and was purchased as an REO for $545K in 2/11.

5121 Kapiolani Loop, which last sold for $1.3M in 3/13, is on the market priced at $1.325M. It was previously listed for $1.395M from 7/14 to 11/15. Also listed on Kapiolani is 5063 with a price of $1.769M. The sellers purchased this home for $1.3M in 6/12.

Ocean bluff 3565 Kaweonui is on the market priced at $3.995M since selling for $3.675M in 6/08. It was listed before from 7/10 to 11/11, starting at $3.9M and reducing to $3.69M.

The other homes, like the condos, show as new listings because the agent changed brokerage. They are 3953 Aloalii priced at $2,499,999, 4182 Mahina listed for $975K, and 3626 Kaweonui which was withdrawn as the agent transferred brokerages. You’ll also see it under “withdrawn.”

Back on the Market:

4066 Aloalii is back on the market after going into escrow on 11/17. It is still priced at $1.295M after selling for $325K in 8/03 as land.

Contingent:

After falling out of escrow on 11/30, 3684 Albert reduced from $875K to $835K on 12/14 and went right back into escrow. The seller bought this home for $549K in 1/12.

Expired:

After 165 days, with a list price of $1.270M, 3982 Aloalii expired. The seller purchased this home for $960,900 in 5/12.

Withdrawn:

3626 Kaweonui was withdrawn while priced at $1.088M after 174 days on the market. The last sale was for land in 1/00 for $125K.

Price Changes:

5135 Iolani Place reduced from $1.288 to $1.238M and last sold for $521,200 in 10/01. As noted above, 3684 Albert is now listed for $835K.

Someone asked me this week about tax rates and exemptions. If you are purchasing a principal residence, be it a condo or a single family residence, you probably qualify for the lowest tax rate which is “Homestead” and may qualify for other exemptions to your assessed value, based on age. To obtain these exemptions / tax rates, you need to contact the tax office in Lihue and notify them of the transfer. This is not something that happens “automatically” when the property sells nor is it the responsibility of escrow to notify the tax office. Most agents tell them clients but apparently some do not. You have to notify the tax office by December in order to qualify for the preferred rates the following tax year.
