10 Things That Might Surprise You About Bozeman Real Estate

There are some things in Bozeman real estate that are predictable.  Every agent knows their newly transplanted client will want a rustic style home with land and mountain views.  Everyone knows a beautiful historic home on Willson Avenue will be out of price range for the average person.  You can expect a new subdivision to be breaking ground each month.  However, there are a few things that may surprise you about the Bozeman real estate market.  We went right to the source to gather this information.  Our own Coldwell Banker RCI Realty team knows a thing or two about Bozeman real estate. 

 

1.  Chickens are allowed inside city limits
Since 2009 domestic chickens have been allowed in Bozeman city limits.  "Urban chickens” as some have named them.  If you have a lot that is at least 3,000 SF then you can have up to 6 hens (no roosters, no early morning wake-up calls for the neighbors!) Farm fresh eggs right in the middle of town!

 

2.  Montana is a “non-disclosure” state for sold prices
What this means is that only a member of our local SW Montana MLS has access to actual sold prices.  You won’t get accurate sold prices on Zillow and Trulia because of this.  Also, valuations listed with the Gallatin County Property Tax website will not be “market value” only “taxable value”.

 

3.  Homes can be found for under $200,000
This may seem hard to believe when the average listing price of a single family home in November was $360,000, but there ARE homes that come on the market for under $200,000.  Best way to know about these is to have a real estate agent on the lookout for you because they go fast!

 

4.  Most homes in Bozeman are custom built
This also goes for subdivisions…most have their own unique style, with homes following a certain design theme throughout.  Whether it's a trail or park in the neighborhood or strict covenants, each subdivision in Bozeman is unique.  

 

5.  Bozeman has 10 historical districts with over 40 individual properties currently listed for sale

6.  The market here changes fast!  
While markets in many parts of the country stay relatively static, things in Bozeman change fast. In 2003 the median home price in Bozeman was $189,000.  Just three years later, at the height of the bubble the median price went up 40% to $310,000!  Fast forward two years to 2008 and the median price dropped to $285,850 and by 2009 it dropped 9.7% more to $258,225.  That’s a lot of up and down for our little town!  Currently in 2015 home prices have been steadily increasing throughout the year, peaking in July with the average sold price of a single family home at $386,592. It’ll be interesting to see how it changes as we start a new year.

 

7.  Most subdivisions in Bozeman are multiple developer subs
With many contractors building out the homes. In more metropolitan areas, subdivisions are typically a single developer and all of the homes are built by the same entity. This is definitely not the case in Bozeman, with many subdivisions taking years to complete and multiple builders working on the projects.

Thanks for the great information.  In your opinion, what has fueled the growth in median home prices from 2003 to now?  In a way, I wish my market had grown like that.  Maybe it's because we don't have your gorgeous mountains.

You got it Joan, it's the mountains! Bozeman certainly has seen an interesting amount of growth over the past several years and it can be largely attributed to the outdoor amenities. Along with countless hiking trails, world class fishing, mountain biking and rock climbing we also have two ski resorts within an hour's drive from the center of town. Bozeman has been named on many lists as one of the "Best Places to Live" and that certainly does draw people in.  Growing demand has fueled the rising prices.
