The November 2015 Monthly Market Summary for single family homes in St. Lucie County was recently released. Overall closed sales of single family homes in St. Lucie County were down 13.3% over last year when 443 homes sold as compared to 384 in November 2015. Cash sales of single family homes continue to be down. In November 2015 cash sales were down 21.0% from last year.
For the first time in a long time, new listings are up 15.1% over last year when 562 new listings hit the market. This year 647 new listings entered the market in November 2015. There are 1,750 active listings in St. Lucie County down 2.5% from last year when 1,794 homes were on the market.
In November, traditional home sales were down slightly by 0.3% while foreclosures/REO sales are down 37.8% and short sales are down 51.6%
In this tight inventory the median sale price has continued to rise. In November 2015 the report says the median sale price in St. Lucie County is $155,000 up 10.8% over November 2014 when the median sale price was $139,900.

Foreclosure/REO median sales price have also increased 11.5% from $130,000 last year to $145,000 this year. Short sale median sales price have increased 36.0% to $155,000 from $114,000.
Median days on the market dropped 38.3% over last year. The summary for single family homes in St. Lucie County reports the median days on the market in November 2015 at 29. It was 47 in November 2014. As of November 2015 we have a 3.7 month supply like November 2014.
