I hope everyone had a very Mele Kalikimaka and that you are looking forward to a very happy 2016! As you might expect, the real estate activity was little sparse this week as most everyone was spending time with family and friends. As of today, Sunday, there have been 59 sales as we try to meet or exceed the 80 properties sold last year. Do you think we’ll make it?

Kaiulani 2 is listed for $1.330M and last sold for $1.303M in 2/13. Remodeled Mauna Kai 4A is priced at $385K. The last sale of this unit was in 3/91 for $170K. Puu Poa 401, a top floor ocean view unit, sold for $2.013M in 11/06 and is now listed for $1.895M. It was listed before from 12/07 to 5/08 for $2.995M.

Sales:

Sealodge B6 sold for $310K cash while listed for $349K, after 849 market days. The prior sale was for $69,500 in 9/86. Free standing Paliuli 7 was listed for $629K and sold for $615K cash. The sellers bought this cottage for $670K in 3/07.

Under Contract:

The contingencies have been removed on Plantation 212, priced at $479K, and it should be closing shortly.

Price Changes:

Kaiulani 2 initially came on the market at $1.3M then corrected to $1.330M. Hanalei Bay Resort N22 was priced at $495K but reduced to $469K. The last sale was for $379K in 10/13.

Sales:

4862 Victoria Loop sold for $810K while listed for $824K. The sellers bought this home for $1.039M in 11/07.

Under Contract:

4989 Emmalani moved from in escrow to under contract and will be closing soon. The list price is $1.275M and the prior purchase was for $32,100 for land in 78.

Expired:

After 924 days on the market, 3695 Kaweonui, with a price of $999,999, expired. The seller bought this home for $575K in 10/09.

Price Changes:

4066 Aloalii is now $1.2M, down from $1.295M. The prior sale was for land in 8/03 for $325K.
