Competing for the Farm!!!

So in my neighborhood, there are 2 realtors, myself and my neighbor who lives 4 houses away.  When I first started real estate we worked for the same company.  She started 1 year before me.  She has been farming my neighborhood for 2 years.  My broker would not let me farm my neighborhood, because she is.  Well I changed companies and now am so happy I can farm my neighborhood.  Well I have farmed for 2 months and she does it also.  Her April issue had lots of info on her company and how it is so much better than mine (so tacky).  Well there is nothing like a healthy competiion.  I will not bash her company I will only try to better my farm letter and let the neighbors decide!!!

Shannon.. Taking the "high road" is the way to go. Let your personality and expertise shine through in your farming efforts. If this other agent chooses to "bash" the competition, people will see this. Consistency, quality and knowledge of your area is all you need to succeed. Use your blog, use direct contact, use traditional mediums etc and you will knock em' dead! Yes, competition is good. :-) Their mistakes will be to your benefit. Best of luck to you!

Unfortunately, negativity often works - Just look at Hillary Clinton.  You need to RESPOND to the negativity without going negative and without appearing defensive.  But they need to know why you offer  a better deal.

Well there goes her good neighbor award lol, now this could of been handled with class. Put the info out there and let your farm decide who they would like to work with. Sounds like she used the unprofessional approach.

Take her ideas and do them...only better.  OR find something that is better than what she is doing.   What is it that people in your neighborhood really value or what would really trip their trigger?  Go for that and you'll be the BIG DOG!

Nice Post Shannon.  I was in the same situation with a former company I was with.  I changed companies in December and have picked up two listings in my area....The company I was formerly with is still on top so I definitely think it was a win-win for both of us.

I would not focus on you, but what people want.  Use data on your postcards, and give them a call capture number to call to leave their email address.  when they do, you will have their name, number and email.  The reason they will leave you their email is because you have offered to set them up on a free automated search that will notify them everytime a home goes active, pending, or sold in the neighborhood.  Soon they will know that you are the techinical realtor, and the expert that gives something for nothing.  No need to tell them how great you are, just give people what they want. Information without strings.

 

My post assumes your MLS has automated searches.  People who bad mouth others cannot stand on their own abilities.

Bashing is so negative, I am sure that the people receiving her stuff understands that it's unprofessional. It's good that you choose to take the high road. Take care.

I say the bashing is a no no.  I agree with many of the responses about how the neighbors will probably not respond well to it.  She's scared and that what people do when they are scared of the competition.  You should just take the high road, learn from what she does and do it better.

Set yourself apart from the competition and do it through an increased level of professionalism.  Don't forget to meet and greet and walk the farm.  Don't forget to put out quality information that you would want to read.

Would you want to read a newsletter with recipes or an informative piece with recent sales and listings in the neighborhood.

Make it a profitable day!
