Even In Two Very Different Locations, Some Things in Real Estate Remain True

 

Location MattersThis past Sunday at my Open House, I was speaking to a gentleman who was visiting from Great Britain.  

 

He accompanied family members who now live in California and who saw my listing online.   

 

In the course of our conversation he told me he was in the process of selling his home in Lewes, East Sussex.  It was built in the 1500s with obvious improvements made over time -- can you imagine how different homes were 500 years ago? He has owned it for about 45 years or so...click on the link above -- it has a pretty interesting history.   I asked how he felt the home selling process was going so far….he told me he had one concern:

 

I don’t know why but my estate agent tells me to make myself scarce when any potential buyer is coming to view the home.

 

I told him I tell my seller clients the same thing.

 

He asked me why(not sure why he hadn’t asked his agent) and I told him buyers and their agent typically like to view a home on their own time frame while feeling free to comment to each other about the features of a property that may or may not work best for their needs.   Having a seller in attendance may work against a sale. Let the agents do their job and have some fun away from home while it's being shown.

 

Oh, that makes sense.

 

In real estate forums we often read and discuss how location can make a difference in how real estate is handled but in this particular case --- our two countries seem to be in agreement.

Hi Michael... I remember looking for property in London and they do things very differently. When you had a property you wanted to see you went to the agent's office, picked up a key, and escorted yourself to the property to look at it. I always found that very odd that they let me come and go as I pleased. The real difference in our systems happen once it goes into contract. I sold a home last year to relocation buyers from GB and it's a nightmare to get to a closing table there.

Nina Hollander -- I remember watching a television show(not a reality show but a scripted one) and the scenario you described was a part of the show.  I asked the open house visitor and he said it didn't work that way with his home -- perhaps due to its notoriety.   


Even dealing with buyers/sellers from different states proves interesting as the practice of real estate varies quite a bit.

Michael, I think Charlie Watts is the best drummer in the world. He has a rock steady beat and drives the band. He is a jazz lover too and hates rock and roll but that's his job. I love interviews with him because he seems so unrockstarish if there is such a word.

Michael, real estate in England is much different, and cannot imagine a home built in the 1500's.
