Kingsbrooke Single Family Home Report: November 2015
Hard to believe that 2015 has only hours left and then it is all history. This year flew by, and the end has been most unusual weather wise. The unseasonably warm temps and sheer amount of precipitation has left me with multiple mushrooms springing up in my garden beds. It will be nice to see the sun again in 2016.
Right now, let's take a look back at the month of November and see what happened in the Kingsbrooke single family home market. Our comparisons will be made to last month (October 2015) and last year (November 2014.)
HOMES FOR SALE IN KINGSBROOKE
1 Listing was Active: A Regular Sale
With only one single family home available for Bristow buyers as November came to a close, we have only one value to put into our "average" and compare across to previous reports. The average list price is unchanged since last month and up nearly 6.5% since last year. Inventory is practically non-existent right now in the Kingsbrooke single family home market and that means an opportunity for Kingsbrooke sellers to stand out. Buyers are out all year long.
HOMES UNDER CONTRACT IN KINGSBROOKE
1 Lisiting was Under Contract: A Regular Sale
Again, only one home was under contract in the month of November in Kingsbrooke. That value and days and market are now plugged in as our averages for comparison to previous reports. The average list price at time of contract was up nearly 3% since last month, but average marketing time was dramatically increased--815% longer to be exact. The average list price at time of contract was up 3% since last year and the average marketing time was only 15% longer compared to what it had been last year.

1 Listing Sold: A Regular Sale
Are you going to be shocked to hear that only one Kingsbrooke single family home made it to settlement in November? Probably not if you have been reading this far. That sold price, compared to previous averages shows a decrease of average value of 6.5% since last month, but nearly a 1% increase since last year. The average marketing time was 95% faster than it had been last month and 97% faster than it had been last year.
Clearly, there are opportunities here in the Kingsbrooke market for sellers to take advantage of low inventory. Buyers are still out house hunting. In fact, December was one of the busiest months of the year in my own business.
