Kingsbrooke Townhouse Report: November 2015
If you follow these Kingsbrooke market reports you know I am prone to posting on the last day of the month, the prior month's activity. Turns out New Year's Eve is not exception to that rule. So while there is still time left in 2015, let's get to the wrap up of the November 2015 Kingsbrooke townhouse market. Our comparisons will be made to last month (October 2015) and last year (November 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
3 Listings were Active: 2 Regular Sales, 1 Short Sale
There were three Kingsbrooke townhouses available to Bristow buyers at the end of November. The majority were regular sales. Unfortunately, short sales are still present in the marketplace. The high list price was unchanged compared to last month, as was the low list price. The average list price, however, was up over 2% since last month and up over 2.5% since last year.
TOWNHOUSE UNDER CONTRACT IN KINGSBROOKE
3 Listings were Under Contract: All Regular Sales
Unlike last month where there were no Kingsbrooke townhouses under contract, there were three under contract when November came to a close. Obviously we have no month to month comparison, so let's look at our year to year averages. The average list price at time of contract was down over 3% since last year and the average marketing time was 642% longer.
TOWNHOUSES SOLD IN KINGSBROOKE
2 Listings Sold: Both Regular Sales
Two Kingsbrooke townhouses made it to settlement in November. The high sold price was over 7.5% lower than last month's high, while high marketing time was 24% faster. The low sold price was over 3.5% down since last month and low marketing time was 89% faster. The average sold price was down over 4.5% since last month and down a little over 1.5% since last year. The average marketing time was 49% faster than it had been last month, but 56% longer than it had been last year. More inventory in the townhouse market seems to be bringing Kingsbrooke townhouse values down.
