Are You a Lingerer ?

By
Industry Observer TN LIC# 290452

                                                 linger

Do you linger around after you've gotten your buyer and seller to shake hands?

How long should one linger around before the contract's been signed?

Isn't the best advice "Go In...get it over with.....and get out"?

You shouldn't run like the house is on fire...doesn't walking away, after everyone's signed, a bit too quickly arouse negative sentimentality or mawkishness?

You've left the taste of insincere pathos in your clients mouth. Can social conversation kill the deal before the contract's signed?

What are your thoughts?

Many thanks to everyone for your input.

I think generally everyone leads a busy life and they are glad when you keep it short although you have to establish repport.

Like most things, it depends.

I've had situations where the conversation flowed and it was fun and relaxed.  We lingered because it just felt right.

I had one closing where the seller wasn't there but there was chemistry between the buyer and the closing attorney!  Go figure.  We lingered.

Most of what I sell, though, is foreclosures to investors.  The seller isn't there.  :-)  No lingering

Your absolutely correct, Kay. Rapport is of first rank importance, and the way it's established equally so. Thanks.

Socializing is good, Nancy. It creates a comfort level and eliminates some of the barriers. We want to create a relationship of mutual understanding with everyone involved. Trust between us, our customers and our clients means a lot. It's something I place a high value on; much more so than money. Commission is the reward for trust. Thanks for your thoughts.

Good thoughts, Debra. We're headin' for the hills, by golly, and the next listing on the mountain ! Hand 'em the keys, smile and say "it's my aim to please". :-)

Rapport is essential.  But I have witnessed a party to a closing make an incautious remark afterward and wished everyone had just split before it happened!  So sometimes, sticking around too long could be hazardous.

David, get the deal done I say, depart with friendliness, and move on. It's not party time. It's business.
