Directions in the MLS are a MUST!

When we list a property for sale in the MLS, we are targeting two groups: buyers & buyers' agents.  The MLS information gets syndicated across many platforms and garners more exposure for our seller's than just Vineyard Place Eastabout any other piece of marketing material.

It's my opinion that when agents fail to supply even basic geographical directions from the closest MAJOR roadway they are doing a dis-service to their seller clients.

If we are going to shout, "LOCATION, LOCATION, LOCATION" from the roof tops, it might be a good idea to give people a hint as to what the location actually is.

As an agent, when I search for properties that suit my buyer's criteria, I want to be able to see AT A GLANCE if the location is within their target area.  

I'm going to have to believe that buyers searching on their own want to be able to see the same information.

While agents may be more familiar with the names of subdivisions and be able to "figure it out", buyers are less likely to KNOW.

However, in a large metropolitan market like mine, even the name of the subdivision probably won't be enough.  

It's not enough to say, "USE GPS" in the MLS field for directions.  

My GPS may not work for streets in brand new subdivisions.

My GPS may not get me to the exact location in outlying areas.

When working in dense urban areas, SOMETIMES the GPS doesn't work at all. (I nearly lost my mind while vacationing in Chicago trying to use my GPS!)

Let's all just take the extra 1-2 minutes to include some basic directions to assist the BUYING PUBLIC in finding that "special property that everyone MUST SEE!"

Jenna, I think a lot of listing agents assume we'll find their beautiful place with the GPS in our car or iPhones.  Not necessarily!

Jena, it is hard to find some homes here in the mountains. We need good directions and usually have them.

I've noticed this "use GPS" stuff lately myself and am wondering whether that's a MLS violation.  In any case, it's laziness and disrespect on behalf of the listing agent.

Directions are a requirement in our MLS.  Still, some agents give vague directions.  As for GPS... if you follow the GPS to my personal residence, it will take you to a dead end road about 1 mile from my house.

Jenna - I so agree with you. Handy as they are, a GPS is not perfect. Sellers' agents need to provide information to get buyers to the property.

Myself and my buyers have been taken on some very incorrect journeys over the years by bad directions in the MLS. This should be a featured blog in my humble opinion.
