Evidently, several trends are shaping the luxury residential real estate market. Examples would be the multipurpose rooms - safety/movie/game type or integrating /upgrading technology up to the 21 century standards. However, according to NAR, more spaces are being carved out for pets today and the trend is even inspiring new home designs.

Let’s create a short list of the doggie’s wish list:

  1.        I’d say a room for a bed, space for the crate and a cabinet to put away toys, grooming set and an extra bag of cookies.  All these items can be incorporated into an existed mud/laundry room.
  2.        We spend lots of time in the kitchen so do our pet(s). That means, we need to create a dedicated area away from the traffic for their dishes and preferably not very visible to our guests.  Also, an extra room in the pantry for the big bag of dog food is a must.
  3.        A fenced area in the back yard with an easy access but not trough a doggy door. The reason I would caution against the doggy door is that this feature might not be suitable to the next owner and can raise the safety concerns due to the wild life exposure. Rabbits or squirrels are no strangers even in the highly populated parts of Denver Metro, not to mention wild life of the rural areas in Evergreen, Golden or Littleton.
  4.        To finalize this list, we need to think about the neatness of our homes. The easiest solution would be to add a shower into the powder room on the main or the lower level where dirty paws might need to be cleaned almost every day and depends on the season, maybe a full shower after playing in the mud.

To make the conclusion, imagine of not having all the items in the house, that can be quite an uncomfortable household situation, however, having all those items will appeal to more than 50% of the US population who own pet(s) and will be a great selling feature.
