Features Salt Lake Buyers Want Most in a Home

Salt Lake buyers have a lot of choices on housing styles and locations.  Below is a list of the most common items "Utah buyers" are looking for in a home according to National News.

  1. bigger great rooms
  2. grand master bathroom
  3. technology and green features
  4. walk-out basement
  5. higher ceilings
  6. third car garage
  7. kitchen pantry
  8. the newness factor  new construction
  9. central air
  10. outdoor entertainment space

 

Here are my thoughts on the reality of buyers and what they are looking for in Utah. National vs. Local. My opinions are based on buyer feedback when I take buyers to view homes. It is also based on feedback I receive for the homes I have listed for sale.

  1. Master-bedroom on the same level as the other bedrooms
  2. At least 3 bedrooms on the same floor
  3. Most buyers assume that they will have central air but that is not always the case depending on price, age of the home and location
  4. Fenced yard
  5. Buyers are picky about the carpet/Flooring * a lot of buyers do not have the funds to replace the carpet when moving in or they are in a time crunch and need it to be as "move in ready" as possible due to their urgency
  6. Storage: that can be a third car garage, a basement, pantries, extra closets, shed etc
  7. Washer and dryer (laundry) on the same floor as the bedrooms
  8. Upgraded appliances and flooring *no linoleum*
  9. Updated kitchens: cabinets and counter-tops
  10. Neutral Colors
  11. Closet Space *prefer walk in closets* even if they are small a walk in closet will help the home sell faster than a large closet that you are not able to step into.
  12. Open floor plan (large kitchen) (large family room)
  13. New! If given the choice they will choose new over existing even if that means having to put in a yard after they have moved in, having to buy their own shutters/window coverings, appliances, fencing and sprinkler systems along with the other hidden cost of new construction. It's shiny, pretty and clean and they want it.

I went over 10 but when I meet with buyers I have found over the past decade that they almost always request the items listed above.

 

Sellers don't be discouraged if your home does not have the items listed above, a clean home inside and out goes a long way. Get ride of your clutter and clean, clean, clean your home. First impressions are made on the Internet and a picture truly does make or break the deal
