December 2015 Real Estate Market Results in Canyon Creek

Are you wondering if it is the right time to sell or buy a home?  This report reviews the current market conditions and expectations as we begin the first quarter of 2016.

 

Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the mid $300,000’s to the mid $600,000’s and includes 2 gated sections offering detached garden/condo home living options.

 

 

Active Listings in Canyon Creek

As of January 3, 2016 there are 7 resale homes in Canyon Creek priced from a low of $325,000 to a high of $565,000. There is a 1.5 month’s supply of homes thus Canyon Creek enjoys a seller’s market. If you are thinking of selling in Canyon Creek now is an excellent time to list your home for buyers needing to be in for the holidays.

 

Pending Sales in Canyon Creek

As of January 3, 2016 there are currently 5 homes under contract waiting to close. Buyers who made offers in December will be closing in January or February, 2016. Offers were made and deals struck for buyers who were ready, willing and able to purchase at the end of 2015 and take advantage of some properties that had been languishing on market.

 

Homes Sales in December 2015

There were 6 closed resale homes in the Canyon Creek Subdivision in December – a 100% increase over December 2014. These homes enjoyed a 98.24 % List to sell ratio (same as in 2014). Is the market slowing in Canyon Creek? No, in December buyer’s made offers taking advantage of end of year’s sales before interest rates increased.


Canyon Creek Real Estate Summary

 

Bottom line: December 2015 home sales in Canyon Creek increased by 100% over December 2014.  However days on market increased by 108%. The average list and sold price in 2015 increased by 12%. The 5 homes under contract show an increase of days on market (83 days).  Buyers took longer in their decision making process to formulate offers.
