I was asked to visit with a former client recently for advice as to what changes could be made to his Aspetuck Village Shelton, CT   condo unit in order to bring a higher return should he decide to sell.

During the course of our conversation, he asked me what the attraction was at Aspetuck… why it continues to be popular with buyers even though its first phase was built in the 1980s.

I ran down all the reasons. Every one of them has been mentioned by buyers I have placed there.

Location – The complex is located in the Huntington section of Shelton, CT close to Huntington Center for convenient shopping and restaurants, Brownson Country Club, and just minutes to local highways (Route 8 and Merritt Parkway ) and the Bridgeport Avenue business and retail corridor.

Pricing – In the last few years, units have sold for $235K on up to $455K. The disparity in pricing is due condition, upgrades, size, location within the complex, and styles.  So many budgets and tastes can be accommodated.

Styles – This is not a cookie-cutter condominium complex. There are a variety of styles where buyers can find townhouses as well as the very popular ranch style with all rooms on one level.  There are nine different models ranging from 1,107 - 2,417 square feet.


BasementsEvery unit has a basement, many with walkouts, many finished that add considerable (1,000 sf+) to overall living space stated above.

 

Garages – Each unit has its own interior access garage. Many units have a two car garage, either on grade or under the unit.

Amenities – Pool, clubhouse, tennis court, basketball court, and playground round out this 455 unit complex.

Homeowners Association (HOA) – Aspetuck Village Condo Association is located on site in the clubhouse next to the pool and tennis court.  The HOA does a fine job with upkeep, maintenance and snow removal.   Financials are strong and indicative of good management. In my experience, I have never had a buyer have an issue getting a mortgage after a leView from Aspetuck Village Tahoe Unit on Brownson golf back nine. nder verifies the HOA financials and performs due diligence.

Common Charges - The average is about $250 per unit, depending upon size. This is VERY low by comparison to other area complexes.

Property taxes – Again depending upon unit size, Shelton has the lowest property taxes in Fairfield County. Aspetuck Village averages about $5,000 +/- per unit.

Overall Aesthetics -- The complex is beautifully laid out over 200 acres. There is ample what I call, ‘breathing space’ meaning even though units are attached -- typically 4 per building, there is a decent amount of space surrounding the buildings.   Some are even located on the back nine of Brownson Country Club. Nice view out those back windows! 

 

Waiting List – Some models and setting within the complex are so popular, I for one, have a waiting list of buyers who want a particular style of unit.

Linda Guess Thank you.  There's a lot to know about each condo complex. They all have their own rules and regs and maintenance charges which either cover a lot or very little. Both buyers and sellers need to work with an agent who is familiar with condo transactions.

That's right, Ed Silva .  There are 455 units and 9 different models.  Varying degrees of updates also add to the disparity in prices.
