I recently consulted with a client that is looking to relocate to Danbury from another state. Before asking me about local real estate, the listings we have arranged to see, the financial decisions and how the home buying process works in Connecticut in addition to my background and sales experience, they asked 'How Would You Describe Danbury,CT?". I was in shock, and just sat thinking about twenty seconds, to their surprise, can came back with the following:
The truth is Danbury is a constantly evolving changing place not dominated by one particular theme or industry.
To an outsider, Danbury is very tough to explain. I have lived in for years and still find it somewhat challenging, but this is the best I can describe it. Danbury is not your average, run of the mill sleepy New England town. It is not one of the towns where a majority of work in the financial sector and streets are filled with large colonial and Victorian style homes, which historically the National media portrays it as . Nor is it a large city with abandoned light industrial facilities or boarded up homes. It is not the type of city that sprouted up over night due in the housing bubble to pushing buyers out to 'drive until you qualify', like some other parts of the country. It is an established city with over three hundred years of history.
Due to caring citizens, a pro development city government, available land and an educated work force, Danbury is one of the most unique cities of its size in the country and set on a very good economic position. The city tries to accommodate everybodys needs and interests.
I am not saying Danbury,CT is perfect. I doubt Danbury will be the next Stamford or Norwalk,with mid sized sky scrapers, buerging night life and super dense zoning. It is also different than Westport and Darien, flanked with all historically only high end shopping and very expensive real estate. Danbury is not a bedroom community, where are there is extremely limited services. It is also not a town where major industry has left and the community is left struggling. Even though we have Candlewood Lake, it is not where near like the Hamptons or Jersey Shore which is ram-bit with tourism in the summer months.
It provides the necessary services and commercial district for surroundings towns within a fifteen to twenty mile radius. Without Danbury, there would be no state university within practical commuting distance or large medical center. If Danbury did not have its large commercial and light industrial base, many of the surrounding towns would be very rural. Almost everybody that would be left up here would have to commute considerably further.
What does the area have to offer and present to the public to make it stand out? There is a relative home affordability compared to areas closer into the New York City. There is a local arts and cultural scene. I usually to make to the Bronx in under 1 hour away. Housing options and values accommodate all budgets, from $900 a month rentals up to $2,000,000 purchases for waterfront properties. Most of the city has affordable to the average income. There are multiple parks, including one which is larger than NYC's central park. It is a place from where come to a seek a better life.
Politics are not all dominated by long time residents, but there are families which have lived in the city for generations. It is a diverse cultural and socio-economic mix offering local entertainment, amenities and resources. The city is comprised of several different neighborhoods, each with their own character and feel.
