How did Canyon Creek home sales in NW Austin Perform 4th Quarter 2015?

Check out Canyon Creek area single family homes sold in the fourth quarter of 2015 compared to 2014. The numbers are in and the buyer’s resistance to continued escalating home prices is correcting our market to a more controlled environment. The average sold price was down 2% with the average sold price/SF up 5%. Smaller homes by 4% were sold.

 

Fourth Quarter 2015 closed 18% fewer number of homes than in 2014. There has been a 44% decrease in days on market to 27 days and the average sales to list price ratio is 98% (Less than a 1% change from last year).

 

As of January 3, 2016 there are 7 active homes on the market in Canyon Creek which translates into one and a half month’s inventory. There are 5 pending homes on the market. It is still a seller’s market but the Canyon Creek Real Estate market is operating with a slower more controlled pace.
