Woodstone ~ year in review 2015

Woodstone is a community in the Rockrimmon area (west side) of Colorado Springs.

270+ houses were built from the mid 80’s to late 90’s. 

Floor plans vary from ranchers to 5 level homes. Square footage varies from 1,273 to 4,889.

These homes are just a few miles west of I-25 but the mountain views can make you think you are miles away from the city.

The houses in Woodstone are zoned to Academy District 20 schools.

Just north of Woodstone is the Air Force Academy so you will see plenty of pilots training. While the aircraft noise is not objectionable to some, you should be in the neighborhood on a day the cadets are flying before making a final commitment to a house.

An advantage of being one of the larger subdivisions is having a nice park in the subdivision.

Looking for a place to hike right in the neighborhood? There is a long rock and tree filled drainage creek that runs between the back of the houses on Dancing Horse Drive and Carlson Drive.

Given that the square footage, year built and updates can vary so much, sold prices in Woodstone typically run from the mid 200’s to low 400’s.

 

2015 sales fell within this range.

 

20 houses, which is about 7.5% of the houses in the neighborhood, sold in 2015.

The lowest sales price was $252,000 and the highest price was $390,000.

The median sales price was $305,500.

The median sales price per square foot was $102.00.

The median days on market was 64 days.

Sellers got 98.36% of their asking price.

Because this is such a large subdivision there are usually a number of homes available for sale.
