One of the larger neighborhoods in the west side Rockrimmon area is Comstock Village. A mature community of 595 homes nestled in the foothills of the Front Range of the Rocky Mountains, Comstock Village has large trees and abundant indigenous wildlife.

The majority of the houses were built from the mid 70’s to mid 80’s. The smallest are 1,500+ square feet, the largest 4,500+, with an average of about 2,700+ square feet. 25% of the houses are larger than 3,000 square feet.
Since most of these houses were built 20-30 years ago some are in original condition but some have been extensively updated. There can be excellent value in purchasing houses at either end of the spectrum.
Because of the variety of sizes and updates, sold prices range from the mid 200’s to right around $400,000.
In 2015 turnover was very low which is indicative of a neighborhood that residents really enjoy.
Only 25 houses, about 4% of the homes, sold.
The lowest sales price was $251,000 and the highest sales price was $395,000.
The median sales price was $327,500.
The median sales price per square foot was $107.00.
The median days on market was 63 days.
Sellers got 98.03% of their asking price.
Even though there are nearly 600 houses in Comstock Village inventory for sale can be tight. Finding the size, floor plan and updates you prefer can take some time. Contact me, David Gibson, by phone, 719-304-4684, text message or email for further details or to see homes in Comstock Village.
