Thunderbird Estates is one of the hidden gems of Colorado Springs. Don’t let that “Route 66” vintage entrance sign fool you; this is a highly desirable neighborhood.
There are homes built from the early 60’s to early 2000’s in every conceivable style and size. No “McMansions” here, most of the lots are between a half and three quarters of an acre in size. The houses are typically nestled among trees.

The residents of the 100+ homes of Thunderbird Estates exemplify Colorado Springs hospitality. If you drive through the neighborhood expect welcoming waves and nods.
The annual parade and picnic, which has been going on over 30 years, helps keep neighbors in touch with one another.
Only 3 houses in Thunderbird Estates sold in 2015.
The lowest sales price was $261,000, the 2nd sale was for $329,000 and the highest price was $660,000.
If you are looking for an eclectic neighborhood that is off the beaten path but close to the city, these houses are just 1-2 miles from I-25. One exit north on the freeway is the south gate of the Air Force Academy. These houses sit just below the south border of the Academy so you will see cadets practicing in their sailplanes.
Thunderbird Estates homes are zoned to the highly recognized Academy District 20 schools.
Houses vary from 1,600+ to 5,500+ square feet.
Because the age, size and updating of these houses varies widely, the low end of this market is in the mid 200’s, the upper end is typically in the mid 700’s.
Thunderbird Estates will remain a popular neighborhood. Inventory is typically very tight. Finding the size, floor plan and updates you prefer can take some time. Contact me, David Gibson, by phone, 719-304-4684, text message or email for further details or to see homes in Thunderbird Estates.
