If it hadn’t been for the VA Home Loan program I never would have been able to buy my first home. As a young military widow with two children finding 20% down for a down payment was out of the realm of reality.
Fast forward and years later as a Military Relocation Professional/REALTOR® with Integrity Real Estate Group I’m proud to say over 60% of the clients we assisted in 2015 used a VA Home Loan to buy a home. Our clients ranged from a young widow to a retired General and everyone in-between.
VA Home Loans offer distinct benefits to qualified buyers that many loan programs do not. One of the biggest ones is that a VA home loan does not require any down payment. For many qualified buyers this is a huge benefit. In addition a seller can contribute up to 4% towards a buyer’s closing costs. If you’ve owned a home previously and think you can’t use a VA loan again that’s not true. I’ve helped repeat buyers who’ve used their VA Loan benefits 3 times.
Not sure whether you are eligible for a VA loan?
- Did you serve at least 90 days of active service during war time?
- Have you served at least 181 days of active service during peace time?
- Have you served more than 6 years in the Reserves or National Guard?
- Are you the surviving spouse of a service member who has died in the line of duty or as a result of a service-related disability?
If you answered YES to any of these questions then you may be eligible for a VA Home Loan. One of the great local mortgage professionals we recommend can help you determine if you are eligible for a VA Loan and help you obtain your Certificate of Eligibility.
