I specialize in horse properties. As some of you know, my time over the last couple years has been divided between real estate activities and CPA activities. This year, my business plan and my simplifying life plan involves concentrating on my niche horse property niche full time. It’s going to be a fun year…..
As result, I was thrilled when I saw that Bob Stewart thinks that niches are going to be even more important this year. He challenged us to think of a blogging niche for 2016 and to make a list of 20 things that we could blog about that pertain to that niche. As I made my list, I discovered that I have well over 20 things to talk about that would be of interest to people wanting to buy or a sell a horse property. I will be using this list as a check sheet for days that I’m not sure what I want to blog about.

Here is my list:
- Things to consider before you start your search for a horse property.
- Pictures, facts and tidbits about the different small towns and communities between Denver and Colorado Springs that have a lot of options for horse owners.
-
Market Reports:
- Land Only
- Horse Properties with Barns/Stables
- Horse Properties without Barns/Stables
- Colorado Brand Inspectors (Can't buy, sell or travel a long distance without a proper brand inspection paperwork.)
- Major Horse Shows/Events
- Places to Ride your Horses – Open Spaces
- Places to Ride your Horses – Arenas available for Public Use
- How much land is needed?
- Cows (Many horse owners have cattle. For many cattle are more important than the horses)
- Converting a horse stall to a chicken coop
-
Water…Water….Water
- What kind of well is on the property?
- Keeping fresh water available when it’s freezing outside.
- Automatic, heated stall waterers.
- Checking our well for bacteria and other yucky stuff
- Who drills wells and/or replaces water well pumps.
- Septic tanks and leach lines -
- Who maintains the road to the property?
-
Beautiful gates and entry ways –
- What happens when it snows?
- Ideas and examples?
- Is an automatic gate for you
-
Fencing –
- Barbed wire fencing is great for cows, but what about the horses?
- Fencing Options
- Trees and your horses. The horses say yum, yum, yum.
- Old Barns
- New Barns (Metal or Wood)
-
Pastures
- Overgrazed pastures
- How to maintain a pasture
- Weeds
- Tractors (Size matters)
-
Stalls -
- Size
- Flooring
- Safety considerations
-
Arena’s
- Outdoor
- Indoor
- Manure Matters
- Staging your horse property
- Hay – grow it, buy it, store it ???
- Tack rooms, feed rooms, wash racks and other spaces…..
- The business of boarding stables
- Horse organizations / clubs
- Horses and their people.
- Getting financing for a horse property
- Insurance consideration for a horse owner/rancher
Well, I shouldn't have any problems finding something to blog about this year that pertains to my niche.

If you or someone you know of is wanting to buy or sell a horse property, let me know if I can be of assistance.
Sincerely,
