I am a huge proponent of staging properties, whether occupied or vacant, staging is well worth the effort and investment.
The difference staging can make: another example
When I listed a colonial on a pretty cul-de-sac in Glenn Dale, MD last summer, the owners and I had staged the property utilizing existing furniture and bringing in accessories from both our homes (yes, I frequently use my own stuff to help out my clients). It was decluttered and depersonalized, spruced up and warmed up, organized and ready. It showed beautifully and resulted in 3 offers.
Fast forward 5 weeks. Our buyer defaulted at the 11th hour and the contract fell apart the day of closing. After the owners and I had cleared out the property, of course. It was empty, bare, cold ... sans personality. We quickly put the house back on the market but the feedback we received from the first few showings was, well, depressing. We went from "beautiful home", "wow" and 3 offers the first time around to "it's OK", "the rooms are too small" and "it's overpriced. NOT the kind of feedback we were hoping for!
