I am a huge proponent of staging properties, whether occupied or vacant, staging is well worth the effort and investment.
The difference staging can make: another example
When I listed a colonial on a pretty cul-de-sac in Glenn Dale, MD last summer, the owners and I had staged the property utilizing existing furniture and bringing in accessories from both our homes (yes, I frequently use my own stuff to help out my clients). It was decluttered and depersonalized, spruced up and warmed up, organized and ready. It showed beautifully and resulted in 3 offers.
Fast forward 5 weeks. Our buyer defaulted at the 11th hour and the contract fell apart the day of closing. After the owners and I had cleared out the property, of course. It was empty, bare, cold ... sans personality. We quickly put the house back on the market but the feedback we received from the first few showings was, well, depressing. We went from "beautiful home", "wow" and 3 offers the first time around to "it's OK", "the rooms are too small" and "it's overpriced. NOT the kind of feedback we were hoping for!
So we regrouped. We temporarily took the house off the market, worked the phones to find a stager who a) was available on a short notice and b) did not already have all their inventory in other homes and scheduled the professional photographer for an interior reshoot.
We lucked out when we found Flavell Home Staging. Jessica and her team were not only a pleasure to work with from the initial contact to the day the house was destaged, they also did an amazing job! By staging the key areas, the house was transformed back into a home... warm, inviting and beautiful. Buyers could once again get a feel for the space and the room sizes which helped them envision how their own belongings would fit.
The results speak for themselves. The feedback we received after Flavell Home Staging worked their magic was 100% positive. We once again heard potential buyers say "wow" as soon as they entered, "this home is wonderful". And, again, we received 3 offers.
The property SOLD for $11,000 over list price. Flavell Home Staging had a lot to do with that!
