Are STARTER HOMES good for the market? The Home itself, yes. The word Starter? Maybe not so much and I will tell you why. There was this a  Home in the Manchester NH area. who had been for sale for 9 months without selling. It is in an established area, many neighbors who have lived there for 30 to 40 years. A Ranch style home, updated and in good condition. The price seemingly right where it should be in the low 200's. They came to me fuming that their home had not sold with their big national agent.

 

They handed me a print out of a couple of ads. I looked up the former MLS listing. What caught my eye was everywhere on the page, on the mls and in the description was the words "STARTER HOME".

 

I flashed back to Summer when i gave this listing sheet to an older buyer looking for a home on 1 story who refused to look at it because it stated it was a STARTER HOME. They were older, they wanted a home loaded with amenities, extras and top quality, not starter quality. SO how many other buyers thought this of this mint condition home loaded with extras? Maybe all because it did not sell.

 

The problem was the marketing was focused narrowly on those looking for a starter home. This home is great for the older couple looking for living all on one floor. With a new kitchen, new baths, gleaming hardwood floors, new roof, new windows and new furnace. Who would not love to live here? The Sellers got the picture pretty quick. After hearing they saw their agent once in 9 months sealed my deal of why their home did not sell. I gave them a brief view of how I would market the home. Told them why I thought it was special and how i would market it. They loved the idea and want me to meet their grown children to tell them.

 

 

YOU deserve the BEST service when Buying or Selling a home. Real Estate is not a time for trial and error or short cuts.
