To Register Or NOT to Register?

Before anyone jumps up and down and goes crazy on me...I know that we all have different ways of running our real estate business. Quite frankly, we have to. News Flash....real estate is NOT the same in every part of the country!! And not everything we do or try works every where, right?

This post is inspired after I made a comment on a post by a First Timer here in The Rain! I noticed that the listing they were hold for an Open House was "Listing Provided by xxxx." And "xxxx" did not seem to be the agent's brokerage. I'm the investigative type so I went searching. I never really got an answer, as I could not really tell WHO the brokerage the agent was associated with. They might of had their own brokerage.

But in that search, and trying to land on said agent's website, no matter where I went....I got this...

I mean, I could not get past the front door. No matter where I clicked, I was not going anywhere unless I gave up my name and email address. 

I've previously had my own site, MyMidtownMojo.com set to where you could look at 5 listing, or perform 3 specific searches, and THEN you had to register. I've since removed those settings. 

As a consumer, searching other sites for other products, when I get asked to give this information right away, I usually just hit the Back Button, and move on to someplace else. 

I know we like to have, get,  capture information so we can follow up with people. It's usually called a "lead" right? 

But when we don't even want to open the Front Door and say hello, what does that say? 

I think of walking into a department store to browse for a new dress shirt. What if at the front door, they asked you for my email address? 

Something to ponder in the New Year as I look at my business.

If it needs me to register I am off to the next.

I allow people to search my site without registering and have found it works best for me.

Thom- as a consumer, I totally agree with you.  Open the door first.  If I see the Register First button before I do anything, I'll head to another site.

Thom Abbott Shucks! I was hoping no one would write about forced registrations for a while. I love it when the competition does that, since it drives prospects to us. Right about the posting of others listings here!

Thom, I have been seeking the answer to this for a long time. I had 6 sites in San Diego that did and then didn't require registration and had a lot of compliments from other agents who sent their clients to view neighborhood details on my site, because they didn't want to do the work themselves. So... this new site for Naples requires it after 3 visits. But I am with many here that do not stay on a site that requires registration immediately, so I may remove it on the new one also.  Wish I knew the answer...

I so agree.  In general, I think it's best to not ask and to let them self select.  That way, the quality of the leads is much better.

Thom, I'm with you on this one.  I've seen some posts on ActiveRain for bloggers' listing.  Click the link and you have to register to see photos of the house they are writing about.  I won't do it.

Totally agree. I used to require registration but got rid of it. There are too many options for consumers and many of the sites have most of the same information. And many buyers I know use more than one site anyhow.

My site lets you in, but if you want to search homes, at some point is asks you to register. If someone doesn't want to give their true contact info, you can always add Mickey@Disney.com. :)
