HOW IMPORTANT ARE PICTURES WHEN SELLING YOUR HOME?

In Richmond Real Estate It Can Mean Thousands of Dollars!

 

How important are the pictures? Without a doubt, one of the most important aspects of the listing!

We live in a visual world and this is especially true when it comes to buyers! Statistics say about 85% of home buyers begin their search online, where they can visually see properties from the comfort of their home. Then selecting the “perfect” ones they want to actually go and check out.

Yet on an housealmost daily basis we come across homes listed for sale with terrible pictures. Were they snapped from a camera phone? Why didn’t they turn on any lights?  Why only one pic of each room? Why is there only the outside and no inside photos? Why are the pictures upside down? And the very worst discovery, no pictures at all!

What are these agents thinking? It’s a shame for this to be a case with any home for sale, but especially disturbing when it’s a higher priced home. An agent gets paid to market the homes they list, and making a great first impression is rule #1! Which is something the Murray Morris Group takes full advantage of every time!

The importance of capturing good pictures of the home should be top priority for a listing agent, since ultimately a home’s first showing is ALWAYS with pictures. Using a high quality camera is a must, in order to get great pictures before putting it on the market.kitchen

Hopefully you are a willing seller and will de-clutter and keep the home clean for the showings, so the photos pay off! And if an agent suggest a little staging, and you take him or her up on the offer, that is even better!

We know when searching for homes to send our buyers to go see, we are much less likely to send them a listing with little to no pictures.

So to all the sellers out there, the bottom line is this, if you don’t have fantastic pictures to help capture a buyer’s attention amongst the competition, you will most likely get very little activity. And if you sit on the market too long, you may become vulnerable to low offers. This could cost you thousands of dollars!

So make sure you have an agent who understands what todays buyer is looking for and be willing to do what it takes in order to make the best first impression possible!
